    We determine the rental price by conducting a thorough market analysis of comparable properties in the area, factoring in the size, location, amenities, and current market trends. We also consider your property’s condition and unique features to ensure competitive pricing.

  • How do you market and advertise rental properties?

    We use a multi-channel approach to marketing your property, including online listings, social media platforms, MLS, our website, and email campaigns. We also utilize our network of contacts and potential tenants to ensure maximum exposure.



  • In what areas do you manage properties?

    We manage properties across the Matanuska-Susitna Valley. We specialize in both residential and commercial properties, ensuring that each property receives the attention it deserves, regardless of its location.



  • Do you offer full-service property management?

    Yes, Rent In Alaska is a full-service property management company specializing in residential, multi-family, and commercial properties throughout the Mat-Su Valley. Tenant Screening & Leasing

  • How do you screen potential tenants?

    We conduct a rigorous tenant screening process that includes background checks, credit history, criminal record checks, employment verification, and rental history. Our goal is to ensure that only reliable tenants are selected.


  • What qualifications do you require from tenants (credit score, income, rental history, etc.)?

    Typically, we require tenants to have a credit score of at least 640, a monthly income between 1.75 and 2.5 times the rental amount for the unit they are applying, and a stable rental history. We also consider personal references and employment security when reviewing applicants.


  • How long does it typically take to find a tenant?

    The time it takes to find a tenant depends on the property type, location, and market conditions. On average, it takes 5-7 days to secure a qualified tenant, but we will work diligently to minimize vacancies and find the right tenant for your property.


  • Who prepares the lease agreement?

    Our property management team prepares the lease agreement, ensuring that it complies with local and state laws and includes all necessary terms and conditions. 


  • Do you handle lease renewals and negotiations?

    Yes, we handle all lease renewals and negotiations. We will notify tenants before their lease expires and help negotiate terms that are in line with market trends while ensuring your best interests are maintained.



Rent Collection, Financials & Legal

  • How do you collect rent from tenants?

    We offer a variety of convenient rent payment options, including online portal (eCheck (ACH), credit/debit cards), cashier’s check, money order, or cash in the office. Tenants can choose the method that works best for them, ensuring timely and secure payments.

  • When and how will I receive my rental income?

    You will receive your rental income on a monthly basis. Payments are made through direct deposit.

  • What happens if a tenant doesn’t pay rent on time?

    If rent is not paid by the due date, we will send reminders. If payment is not made within a specified grace period, we will take further steps, which may include legal action or eviction.

  • How do you handle security deposits and refunds?

    Security deposits are collected at the beginning of the lease and held in escrow. When the tenant moves out, we conduct an inspection and return the deposit minus any deductions for damages beyond normal wear and tear or unpaid rent. The remaining amount is refunded within the legally required timeframe.



  • How do you handle eviction processes?

    Tenants are given a grace period. If a tenant does not pay rent within this grace period and after receiving a notice of non-payment, we will initiate the eviction process, following all legal protocols to ensure compliance with state and local laws. This includes sending notices, filing necessary paperwork, and coordinating with legal professionals to carry out the eviction.


  • What is your process for dealing with lease violations?

    If a lease violation occurs, we first issue a notice to the tenant outlining the issue. If the violation is not corrected within the specified time frame, further actions may include eviction notices or legal proceedings.




  • Will I have access to financial reports for my property?

    Yes, you will have access to detailed financial reports on your owner portal. These reports include income and expenses, maintenance costs, and rent collection status.


Maintenance & Repairs

  • How do you handle maintenance requests from tenants?

    Tenants can submit maintenance requests through our online portal or by phone. Once received, we prioritize the request and dispatch the appropriate personnel or contractors to address the issue as quickly as possible.

  • What kind of repairs and maintenance am I responsible for?

    As a property owner, you are responsible for major repairs, such as plumbing, electrical, and keeping the premises in a fit and habitable condition. Tenants are typically responsible for minor upkeep, such as changing light bulbs, batteries, or maintaining cleanliness as outlined in their lease agreement.

  • Can I approve maintenance expenses before they are performed?

    As the property owner, you have the right to approve any major repairs or maintenance expenses. For routine maintenance, we may proceed without prior approval for amounts up to $750; however, we will always inform you in advance if an issue requires significant repairs.


Property Inspections & Upkeep

  • How often do you inspect properties?

    We conduct routine inspections every 6 months to ensure the property is in good condition and that tenants are adhering to the lease terms.

  • Do you provide reports or photos from inspections?

    Yes and no. After each move-in or move-out inspection, we provide detailed reports and photos highlighting the condition of the property. This ensures that you are always informed about the state of your investment. We do not provide photos of bi-annual inspections to protect tenant privacy.



  • What happens if a tenant damages the property during their tenancy?

    If a tenant causes damage beyond normal wear and tear, we will assess the cost of repairs and charge the tenant accordingly. If damage is found at move-out, we will deduct the necessary amount from their security deposit. If the damage exceeds the deposit, we will work with the tenant to recover the remaining costs.

  • Do you handle renovations and property improvements?

    Yes, we can assist with property renovations and improvements. We can help coordinate contractors and provide recommendations to increase your property's value or appeal to potential tenants.


Legal & Compliance

  • Do you provide legal guidance if a tenant takes legal action?

    We work closely with legal professionals to ensure that our clients are protected in the event of a legal dispute. If a tenant takes legal action, we will provide support and guidance, ensuring that all actions are in compliance with the law.


Fees & Contracts

  • What are your property management fees?

    Our property management fees typically start at 10% of the monthly rent, offering multiple property discounts in 0.5% increments. We offer competitive rates and transparent pricing, ensuring there are no hidden fees.

  • Do you charge a vacancy fee if the property is unoccupied?

    We do not charge a vacancy fee. Our goal is to minimize vacancy periods, and we focus on efficient marketing and tenant placement to keep your property occupied.

  • Is there a contract length for your services?

    Typically, we work with a 12-month contract. Upon expiration, the contract transitions to a month-to-month agreement until either party decides to terminate it. We offer flexibility to ensure the management agreement aligns with your needs.

  • What happens if I decide to sell my property?

    If you decide to sell, we can assist with the selling process, ensuring a smooth handover to the new owner. We require 30 days’ notice to terminate the management agreement.

  • How much involvement do I have in managing my property?

    Entrusting a management company ensures professional oversight of your property, managing daily operations, maintenance, and tenant relations to provide peace of mind and protect your investment. Our goal is to deliver a seamless management experience by handling day-to-day operations on your behalf. We provide full transparency and regular updates to keep you informed.

  • How often will I receive updates about my property?

    Owner statements are updated on your owner’s portal monthly.

  • Who will be my main point of contact?

  • How do you handle tenant disputes or complaints?
