  • Does it cost more to have a company manage my property rather than doing it myself?

    Often it will cost you much less to work with Rent in Alaska than I would to self-manage. Taking into consideration RIA markets on over 500 websites & in multiple forms of print advertisement, if we can keep your property occupied slightly more than a self-manager as well as get a premium rent with our broad-based marketing strategy then in most cases you will make more money by allowing us to manage it for you, and we take care of the nitty-gritty for you, such as handling tenant complaints, marketing, rent collection, repairs, and evictions. It does not get any better than quality service at an affordable price!


  • How do you know what to charge for my property?

    RIA is the largest property management firm in the Mat-Su Valley which gives us a very up to the minute understanding of where pricing and concessions should be. We work hard to make sure your rental pricing is at income-producing levels while staying occupied.

  • How do you screen prospective tenants?

    We believe renting to respectable and responsible tenants saves you trouble and money down the road. We always run credit and criminal background checks (where applicable as allowed by state and city laws) and verify relevant information such as employment history and past rental information. We do not assume we’ve received truthful information until we have verified the information with credible evidence.


  • Can you help with rental legal documents?

    Absolutely. We provide industry-leading leasing documents that will protect you and your investment. Attorneys review our documents annually to make sure they are up to date with federal and state laws and regulations.


  • What do you charge to evict an existing tenant?

    We only pass along legal fees and NEVER charge for our time. Most property managers will not attend any court appearances and typically tell their owners they have to handle any form of collections on their own. That’s not the case at RIA, our staff will handle every aspect of the legal process and fight tooth and nail to protect your investment. 


  • Can you make repairs to my property?

    Yes. Rent In Alaska employs reliable, trustworthy, and skilled repairmen to handle routine repairs. We work with our clients to make small repairs before they become big problems. However, if your property needs a major repair or remodel, we have long-term relationships with repair companies that provide us discounted rates and because Robert Yundt Homes is such a large scale buyer of materials it means RITV gets great pricing at local hardware stores such as Spenard Builders Supply, Lowes, etc. and we always pass on the cost savings to you!


  • How do you market vacancies?

    That’s a secret that Sam will never allow to be posted on the Internet for our competitors to see but we assure you, our marketing expertise and budget are larger than every property manager in the Valley combined. 


  • Will I work directly with a person who is responsible for managing my property?

    You will always work directly with one of our skilled property managers. One of the most important aspects of property management is being able to contact us and understand the process. Rent In Alaska's devoted staff delivers exceptional customer service. We are always available to discuss your needs or concerns.

  • Can you collect security deposits, rental payments, and serve notices and evictions?

    Yes. We can provide every aspect of your rental property needs, including rent collection, property inspections, tenant issues, addressing eviction issues, and more. We provide services that comply with all federal and state laws.
